Which document should you check first?

  1. Patta / Chitta / TSLR - confirms landholder name, survey number, land type and revenue record details.
  2. FMB sketch - confirms field boundaries and shape for rural/natham survey land.
  3. Encumbrance Certificate - checks registered sale, mortgage, settlement and other registration entries.
  4. Guideline value - gives the government value used for stamp duty and registration calculation.
