How to search guideline value by street
Go to tnreginet.gov.in/portal and choose the guideline value service.
Use this when the land is in a street-based urban or layout area.
Select District, Sub-Registrar Office and Village.
Type the street/layout name as close as possible to the registered spelling.
Record the guideline value, unit and classification shown on the result.
How to search guideline value by survey number
Use this when you know the survey number or subdivision for the land.
The SRO is the Sub-Registrar Office for that registration village.
If there is a subdivision, keep it ready and match the exact record returned.
Guideline value is not the same as market value. In many Tamil Nadu locations, actual market rate can be higher.
Guideline value vs market value
- Guideline value is the government-notified value used for stamp duty and registration checks.
- Market value is what buyers and sellers actually negotiate based on access, approval, demand, documents and location.
- If the guideline value looks too low or too high, verify the village, SRO, street/survey number and land classification.
