Which document should you check first?
- Patta / Chitta / TSLR - confirms landholder name, survey number, land type and revenue record details.
- FMB sketch - confirms field boundaries and shape for rural/natham survey land.
- Encumbrance Certificate - checks registered sale, mortgage, settlement and other registration entries.
- Guideline value - gives the government value used for stamp duty and registration calculation.
These are official records, but they do not replace legal due diligence. Always match survey number, subdivision, village/taluk, owner name and EC period before buying or selling.

Use only these Tamil Nadu portals
- eservices.tn.gov.in/eservicesnew - Patta, Chitta, FMB, A-Register, TSLR, Patta verification and Poramboke verification.
- tnreginet.gov.in/portal - EC view/download, guideline value search, SRO jurisdiction and registration services.
The Tamil Nadu e-Services portal states that physical visit is not required to obtain the land-record information available there, and that Field Measurement Sketch copies can be downloaded free through the e-service.
