Before paying an advance for land, check whether the documents support the price being asked. A low price is not useful if title, access or boundaries are unclear.

Minimum documents to check

  • Patta / Chitta or TSLR extract
  • FMB sketch or town survey sketch
  • Encumbrance Certificate for the right search period
  • Sale deed and parent documents
  • Layout approval if sold as a residential plot

Red flags

  • No road access or only informal pathway
  • Survey extent mismatch across documents
  • Patta not in seller's name
  • Recent loan, attachment or dispute in EC
  • Approval claimed verbally but no proof shown
