Step By Step

How to view EC on TNREGINET

Open TNREGINET.

Go to tnreginet.gov.in/portal and switch to English if needed.

Go to E-Services.

Choose E-Services, then Encumbrance Certificate, then the option to view EC details.

Select search type.

Use EC search when you know property details. Use document-wise search when you know document number/year/SRO.

Enter property details.

Select Zone, District, Sub-Registrar Office, Village, Survey Number/Subdivision and the search period.

Review transactions.

Check sale deeds, settlement deeds, mortgages, releases and any other registered entries.

Download or print.

Save the EC result and compare it with the owner name, survey number and sale deed chain.

What You Need

Keep these details ready

  • District and Sub-Registrar Office
  • Village or registration village
  • Survey number and subdivision number
  • Search period, for example 13 years or 30 years depending on due diligence need
  • Optional: document number, registration year and SRO if you are checking a specific deed

An EC only shows registered transactions for the selected period and details entered. If the survey number or SRO is wrong, the result can be misleading.
